James M. After the recent burst of the real estate bubble, home prices have decreased in most regions of the US.  You need to only open any newspaper to read about this real estate crisis. In some regions, this decrease has been dramatic.  For those with good credit or liquid funds, now is the best time to buy property.  It is even good for those who have recently loss equity.  Many do not know, but aforementioned quote is not complete.  In full, the Baron's quote is "Buy when there is blood in the streets! Even if it is your own!"

There is no question, it is a "buyer's market" .  Houses that were listed just one year ago are selling at greatly reduced prices.  In some cases the actual purchase prices are HALF of what the listing price was just one year ago! it is true. Call Jim and he will tell you some stories of some locals who have won and lost in this market. 

So you may ask yourself, "why would anybody sell in such a buyer's market?"  Divorce, death, foreclosure, to name a few. These are referred to as "distressed" properties.

PORT JERVIS, THE LAST BASTION OF AFFORDABLE HOUSING.

A major advantage in Port Jervis is low taxes.  While many other daily expenses increase, often as a result of the increase in oil prices, Port Jervis municipal taxes have increased only slightly more than the rate of inflation. The City Budget saw a 4.9% increase in 2008 and a 3.5% increase in 2007.  Last year's school budget likewise saw and increase of less than 5%.  Taxes in Port Jervis are greatly lower than most municipalities in Orange County.

The typical lot size in Port Jervis is 50' by 100', but because of the old age of the City and the natural topography, there are many other larger and picturesque lots in Port. Some lots in Port Jervis exceed 3 acres! And this with City water, sewer and garbage pickup!

Another advantage of living in Port Jervis is it is commuter friendly. It is the last stop on the NJ Transit, Main and Bergan Line, and you can get from Port to Hoboken or Penn Station in about 2.5 hours. In fact, the NJ Transit has recently added cars and trips due to the increase volume of commuters.  With the major investment the NY Port Authority has made in upstate travel (Stewart Airport) the trains will likely see some increased funding as the urban sprawl from NYC reaches into Orange County. There has been rumors that there may be an express train scheduled on the Main and Bergen Line which would greatly reduce travel time to NYC, and with that, would certainly increase property values in Port.  Of course this is just a rumor, but we can keep our hopes up. Imagine being able to get from Port Jervis to Manhatttan by train in the same amount of time as driving from Westchester to Manhattan!

Port Jervis is an ideal place to raise children.  There are many old time residents who go back many generations.  Port is not a mish-mosh of transient residents. While there are some new faces and families, the old families are still the majority.  Port Jervis needs new people, new professionals, and new neighbors.

One would be hard-pressed to find a resident that does not participate in the community. Wether it is volunteering with the Little League or simply be a regular at one of the coffee shops, everybody does something.

Neighborhood watch groups have sprung up recently to combat some minor "quality of life" issues.  Throught the efforts of the Port Jervis Recreation Department and the Tourism Board, Port Jervis regularly hosts the Delware River Run, the Arts Walk, the Fall Foliage Festival, and the Antiques Fair, the later two drawing and estimated 5,000 people each.
